Your Questions Answered

Are STRs or Airbnb allowed in my city?

In the US, short-term rentals are generally legal and permitted in most cities. However, specific regulations can vary by location. For example, in certain areas of New York and Florida, a registration number or BTR # is required, and the property owner must be listed as a co-host on their Airbnb profile. Typically, if your investment property is a house, townhouse, duplex, or triplex, a registration number may not be technically necessary. Nevertheless, Airbnb might still mandate including a registration number on your listing. To acquire a registration number, each state imposes a one-time application fee.

How will I receive my rent payment?

You will receive your rent payment on the first of each month or on the agreed-upon due date. As part of our management services, we will set up automatic payments through STR websites to ensure the funds are electronically transferred to your bank account each month.

Will you be signing my rental lease?

When you partner with us, we won’t be signing a lease since we won’t be residing in your property. Instead, we will enter into a Revenue Share Agreement that clearly outlines key details, including your percentage share and the agreed-upon rental due date.

How will guest's access my rental property?

We have a keyless entry which eliminates the hassle of exchanging, losing or copying keys. As part of our Revenue Share Agreement we will be installing an eLock on the guest's entrance door, at no cost to you. Electronic locks provide security for all as well as a seamless and convenient Check-In/Out experience for our guests.

Do you offer a sample run?

Yes, we offer a complimentary 90-day risk-free trial as part of our onboarding process. This allows both the host and the property owner to experience our services firsthand and determine if the partnership is a good fit. If either party feels the arrangement isn't suitable during the trial period, a 60-day notice can be provided to terminate the agreement. This notice period ensures sufficient time to cancel existing bookings, block calendars, deactivate listings, uninstall the eLock, and manage other necessary adjustments seamlessly.

Are there any requirements?

Yes, there is a straightforward process. On some STR sites such as Airbnb all property owners are required to be listed as co-hosts on their short-term rental listings. Once your listing is ready to go live on Airbnb, you will receive a co-host invitation via email. Simply click the invite link and then select 'Accept.' Rest assured, this does not obligate you to any hosting or management responsibilities.
